Indianapolis-based Cornerstone Companies paid $14 million for five medical and commercial parcels on Drew Street in Clearwater.
A deed recorded Tuesday, Sept. 22, with the Pinellas County clerk's office confirmed the sale, first reported by the St. Pete Catalyst. The seller was Florida Spine Properties, LLC.
The properties include Florida Spine Institute's main campus at 2250 Drew St., a two-story building with 10,900 heated square feet on 0.78 acres. Also in the deal: a 15,966-square-foot primary and urgent care facility at 2251 Drew St. operated by One Medical Center, currently closed for renovations; an ambulatory surgery center at 2238 Drew St.; a two-story medical office building at 2230 Drew St. with 9,922 heated square feet; and a parking lot between the surgery center and the main campus.
Cornerstone secured the purchase with a $17.9 million mortgage from Regions Bank, according to the deed records.
According to the company's website, Cornerstone has worked exclusively in healthcare real estate since 1985 and manages more than 11 million square feet of medical space across 25 states. Its CEO is Taggart Birge.
Florida Spine Properties assembled the campus over nearly two decades. The LLC bought 2250 and 2230 Drew St. in 2006 for $2.56 million and added 2238 Drew St. and the vacant lot in 2020 for $1.5 million. It acquired 2251 Drew St. from the City of Clearwater in 2018 for an undisclosed price.
Trulieve-leased property near Countryside listed at $3.8 million
Separately, a cannabis dispensary property at 24639 US Highway 19 N. near Countryside Mall has hit the market at $3.8 million.
Trulieve Cannabis Corp. occupies the 3,366-square-foot building on a 12-year triple-net lease, meaning the tenant covers taxes, insurance and maintenance. The lease began in July 2018 and runs through November 2030, with two five-year renewal options and a 3% annual rent increase.
The 1.53-acre parcel sits near national retailers including Aldi, The Fresh Market and Chick-fil-A. The current owner bought the property in 2020 for $2.6 million.
The property remains on the market as of Friday, Sept. 25.
Listing agents Glen Kunofsky and Armond Aivazyan with Surmount are marketing the Clearwater location individually or as part of a three-property portfolio, including sites in Orange Park and Daytona Beach, for a combined $7.7 million.
